Developer and co-living operator, re:shape is aiming to bring forward a development on its Worrall St site in Ordsall, Salford that prioritises housing local people and key workers first.
The project will deliver 413 new and affordable co-living homes, of which more than 80 homes will be provided at a 20% discount market rent.
The co-living concept delivers private living space, alongside best in class shared amenity spaces to provide a new superior living experience for those currently living in HMOs but cannot afford to buy.
The shared amenity spaces include dedicated areas for eating and socialising, with areas for leisure, dining and relaxing. It will also have a winter garden, pergola, gym spaces and wellness suite.
The shared penthouse space and roof terrace will provide a social space, or a setting for increased personal and social mental wellbeing.
Speaking about the project, Robbie Nightingale, re:shape’s Head of Delivery, said: “We’re excited to bring good quality, affordable homes to Salford that will prioritise local people and key workers.
“We know that the housing crisis is having a major impact on people from all backgrounds and these homes, on the bank of the River Irwell, will provide an alternative housing choice and be a catalyst for the area’s regeneration, while also giving people a home they are truly proud of.
“The site is a short walk from Manchester City Centre and MediaCityUK, and will have a high level of amenity within the building in response to a rise in homeworking. It will be ideal for younger professionals that are really being squeezed right now as a result of the on-going cost of living crisis.”
A public consultation opened on Monday 15 July and will close on Friday 6 September 2024. Members of the local community are being encouraged to take part and offer their feedback on the proposals.
As well as the building itself, the development will include free to use spaces, that will be open to non-residents, urban landscaping will help to open up a riverside walkway, helping to connect key economic and tourism hubs.
Nightingale added: “We want the community to embrace this new building and use it to its full potential. We are passionate about making a genuine long-term difference in Salford. Through our Community Investment Programme we want to identify 10 to 15 local charities, community groups, local businesses and social enterprises who will benefit from free access to Worrall Street.”

“Central to our approach is the opening of a new public access to the River Irwell, ensuring that both local residents and visitors alike can enjoy this enhanced urban space and convenient access to the waterfront.
“This project stands out for its open design philosophy, offering accessible facilities and opportunities for the wider public to benefit from.
“Furthermore, our design pays homage to the site's industrial heritage as a former dye works, with an aesthetic inspired by the distinctive corduroy fabric lines once produced here, a testament to our commitment to this former industrial site. Notably, the project features a striking roof terrace that promises panoramic views spanning the river and cityscape."
Once the consultation comes to a close, re:shape will analyse the results, before submitting a proposal to Salford Council in Autumn 2024.
